Great News!

Quick Update:

After jumping through SEVERAL hoops, I finally got a physical address established for the old farm! The Post Office no longer handles it here, some governmental agency for 911 emergencies delegates home numbers. And I got one, woo hoo!

This moves me forward with a giant LEAP towards getting paperwork done for a doublewide modular home. I have been verbally approved by a home builder but they couldn't run the actual paperwork until I could tell them the address that the home would be sitting on. For some reason, they wouldn't accept "west of town four miles, south on the blacktop to the red farmhouse." Hmm, whatever.

Starting tomorrow, the home builder will run the paperwork and call me with my exact interest rate, monthly payment, etc. If they are true to their word (and they literally were ex-car salesmen) then I should know all the details by the end of the day tomorrow or possibly Wednesday.

More great news! The home builder said he thinks he can wrap the price of a storm shelter INTO the mortgage! I'll check the prices and make sure it is reasonably priced but this means I don't have to come up with several thousands more dollars to put it in right away. In-ground shelter! Woo-hoo! Shelter = Wifey happy happy happy!

I was joking with the salesman about how I wish the furnishings came with the home. They always make those models look so nice. That's when he shared with me that his corporate team had decided to offer the furnishings to buyers after the big EF5 took so many peoples belongings away from them in the tornado that hit Moore, Oklahoma a short time ago. Corporate said, if folks need a shelter and furnishings then we'll sell them the whole package.

What? I'm just sayin'...
How cool would it be to see the look on Wifey's face if we came pulling up on the first day of arrival and she walked in to her new house and it was fully furnished? Obviously I wouldn't do everything, like, our bed is the coolest bed ever! It stays. But all the decor and lamps, dishes, rugs, coffee tables and stuff. I think it would instantly WOW her and put her at ease that if we don't get everything unloaded right away, we could still sit down and relax on nice, new furniture.

Anyway, just wanted to share the good news. I'm sure some of you will say for me to check out the prices on everything before I wrap it into my mortgage. Don't worry, I will. I sold cars for four months. I've seen many tricks. My dad is a Used Car Sales Manager right now. Hi Dad!

Oh, and not so sure the existing septic is big enough. I need to have a professional come out and inspect it I guess. My cousin installed the well pump last year. I need to get with him and ask if it will handle my big family of eight. We'll also be wiring in our own electric box but the pole is nearby.

Meeting with family next weekend (hopefully) to go over legal details about me living on the property. Pretty sure I'll be similar to a renter or something along those lines.  Family is excited that I'll be here to take care of the place. I'm excited to be living on such a beautiful piece of land.

Some days things just don't work out.  Lately...not so much.

  2. Great on the shelter, cause mobile home + Oklahoma = tornado attractor.
    Did you know that the furniture in model homes is made especially small to make the place look bigger?
    Builders also include a few not obvious mistakes in the home so if/when you complain about yours they show you theirs.
    Enjoy the process. Personally I've gone to great lengths to NOT get that address number on my property. Didn't stop a couple of Jesus salesmen coming up my 1200' driveway yesterday but I have high hopes once the gate is in.

    1. Thanks Jenny. Adrenaline rushing now. Just shot my first snake. Was clearing a pile of metal junk from tall grass. 20 minutes into it, as I was practically on top of the pile, he slithered out. WAY to vote to the house for my liking. Now? HE GONE!

  4. In 2001 we moved about 10 miles out of town on the side of a mountain. Nine years earlier a huge fire had gone through that area. People rebuilt and we rented a small house. But when I tried to figure out where to have Fed Ex ship stuff, I was told we didn't have an address. So I went to the post office in town. The postmaster said "Take a 2x4, paint some numbers on it, stick it by your driveway. Tell the Fed Ex guy that is where to bring stuff."
    About 5 years ago, we moved to a small town in the Pacific Northwest. The town just celebrated 140 years of being established, this summer. However, there has only been addresses assigned for about 6 years. We don't show up in ANY database. Try getting DishTV or any other service hooked up, or ordering something. Every time we order anything, we say "please send it UPS because our local driver knows everyone by name and where to drop stuff off if we aren't home or sometimes he takes it somewhere he knows will probably be in the next day or so." We love our UPS driver. He isn't local (lives over an hour away) but wants to retire here. The joys of small town living. Sounds like things are looking up out in OK for you and your girls.

    1. We are HUGE Amazon shoppers (if you haven't noticed yet.) To me, shopping from home and getting it delivered to my door beats publicly shopping hands down. No gas wasted, no traffic, no angry mobs... Can't wait to order my first package! Thanks for sharing!

  6. I miss Smitty's. Smaller than Walmart but still had a little bit of everything. My dad would take me to breakfast there once in a while. Thanks for the reminder of some fine memories.

  8. I had to bottle feed a calk due to mother stressed by neighbor dogs harassment at time of calving and she rejected the calf. I used store milk -EXPENSIVE- But worse was this little baby became a BIG baby (too tame) I had the equivalent of an 800 pound dog. I had to sell her, she was the most dangerous thing on the place. I have goats too they can run over you if in a big group going after feed. Dairy goats need the horns disbudded so they can't hook you. My meat goats have their horns left on. They get me accidentally at feeding time if I don't watch out. Getting hurt by an animal at a young age can take all the fun out of it forever so be proactive about safety with the kids. Good luck bur with prudent measures you all will have real neat times Nothing like country life. PS hard to eat pets.

  9. Every time I've known husbands who "surprised" their wives with furnishings and decor... well, let's just say it doesn't usually end well. Unless you get a smoking deal on the furnishings, I'd save the money, hand it to wifey when she arrives, and say, "you go buy what we need." Trust me, you'll be much happier in the long run. Happy wife, happy life. Or, as a friend of mine likes to say, "If mama ain't happy, ain't nobody happy. If daddy ain't happy, ain't nobody cares."

    1. You're probably right bug. Things always sound better in my head. The cost of furnishings would be wrapped up in the deal. I doubt I'll have any "extra" cash for a while.

  12. I so enjoy your blog; I am a property appraiser in the midwest. Be very careful of a manuf. home, esp. the 'furniture' in same. It will be very substandard in most cases and not well made. Hopefully, this is only an 'interim' for you. We have seen them 'trashed' in only 2-3 years. Just saying....

  13. If the extended family is going to see u only a renter, what about the property improvements u're making? Getting the tractor to work, etc. I don't know - if they see u as a renter, maybe u're better off finding another old homestead in the area.
    Renters are temporary & have the right to take nothing with them when they leave...
